Real Estate

our philosophy

For more than 60 years we have been investing in real estate. Today, this asset class constitutes approximately 30 percent of our overall portfolio, and we intend to keep it as a stable pillar in our long-term asset strategy. With our Family Office, we pursue a Buy-and-Hold strategy acquiring and developing properties in attractive locations. Our focus in the real estate sector is equally divided between residential and commercial properties (office, retail, logistics). A significant part of our portfolio properties are buildings under preservation order. This is not merely a passion but rather our contribution to decarbonization in the real estate industry through targeted modernizations and the development of sustainable usage concepts for exceptional properties. For decades we have been cooperating effectively with project developers and architects across generations. One of our major achievements is the trust we have built with our partners.

01

Rü Karree

The administrative building planned for the Gelsenkirchener Bergwerks-AG, which was a German mining company, was designed by the architect Oskar Schwer in Essen and was constructed between 1920 and 1966. In 1966 the newly founded Deminex GmbH moved their offices into the building.

Deminex was a German company that was engaged in the exploration and extraction of oil and natural gas reserves aboard. After the acquisition of the majority by our family in 2000, the property underwent a complete modernization, respecting the requirements of monument protection.

Today, it accommodates approximately 40 tenants across 13,000 square meters of service, health, and retail space in the heart of Essen-Rüttenscheid.

02

Markuspfad

This newly constructed property in Essen Bredeney which was developed, planned and realized by our Family Office in 2016 represents an exceptional addition to our portfolio. Eight highly representative rental apartments with the highest quality standard were created here.

The “Markuspfad” is located in one of the most attractive areas in Essen surrounded by historical mansions and villas. Considering this we committed ourselves to developing a building that blends well into the architectural environment while meeting the latest standards.

03

Rathaus Bredeney

Rathaus Bredeney, which translates to “City Hall Bredeney“, was built in 1902 according to the plans of the architect Oskar Kunhenn who was from Essen. Today, the building is protected as a historical monument inside as well as outside. The reason for this is its outstanding exterior and interior neo renaissance architecture as well as significant communal importance.

The building originally served as the domicile of the mayor of Bredeney from 1902-1915. Afterwards it was used as a registry office, police station, fire station, bank, and municipal office and finally as the occupational therapy school of the LVR. The revitalization has begun in 2022 and is expected to be completed in spring of 2024.

Alte Bürgermeisterei

For over 140 years, the two story city hall has been a defining feature of the Heißener Mitte in Mülheim an der Ruhr.

It was completed in less than a year in 1879 following the plans of the architects Heidsiek and Thomas. The ground floor housed offices as well as the council chamber, while the mayor resided on the upper floor. After the dissolution of the Bürgermeisterei Heißen (Mayor’s Office Heißen) in the year 1910, the city hall continued to be used for administrative purposes for many years.

When this ended in the 1960s the future of the building was uncertain. Eventually, it was faithfully restored by the Sparkasse (a well-known German bank), which opened a branch there in 1979 – exactly 100 years after its first occupancy. Nowadays the entire exterior facade and parts of the interior are protected as historical monuments.

05

Villa Dinnendahl

Franz Dinnendahl (1775 -1826) built one of the first steam engines in 1803 in Essen, making him one of the pioneers of the industrialization in the Ruhr region and the steam engine in Germany.

When his factory burned down the main tax authorities were constructed in the Trentlgasse. Protected as a historic monument it represents today a vivid example of administrative architecture of that time.

After the acquisition by our family in 2006, the property underwent extensive renovation and has served as a representative branch for various banks in the heart of the bank district of Essen ever since.

Today, a plaque on the building’s facade still commemorates Franz Dinnendahl.

06

Villa Krupp

The former residence of the director from the company Krupp Dr. Klotzenbach was built in 1929 and has been owned by the family since 2015. After World War II, the building was confiscated by the Allies. In 1953 the Chancellor of the time Konrad Adenauer successfully advocated for its return to the Krupp family. In the past, the mansion has not only served as a residence for various Krupp and Thyssen-Krupp executives, but also for Bertha Krupp von Bohlen und Hallbach who resided in this representative mansion.

Following extensive renovation, the Villa Krupp, which is located in close proximity to a lot of other mansions, is used as an office building today.
